Guidance for property seekers, agents, landlords, and administrators

For Property Seekers

Searching for a property

Use the search bar on the homepage to filter by area, property type, number of bedrooms, and price. Toggle between To Let and For Sale to switch listing types. Use the Filters button for furnished status and maximum price.

Making an enquiry

On any listing page, use the WhatsApp button for instant contact with the agent, or complete the enquiry form. Your name and phone number are required. The agent or landlord will contact you directly — Urbanac does not intermediate on non-managed properties.

Creating an account

Sign in or register at /account/register. You need only your name, email, and password. Verify your email then you can save listings and set up property alerts. No identity documents required for seeker accounts.

Saved listings and alerts

When logged in, click the heart icon on any listing to save it. View saved listings at /account/saved. Set up alerts at /account/alerts to receive email notifications when new matching properties are added.

For Estate Agents

Registering as an agent

  1. Go to /agent/register
  2. Enter your agency name, personal name, email, phone, and LASRERA number
  3. Verify your email address
  4. Upload required KYC documents: Photo ID and selfie with ID (CAC certificate optional)
  5. Urbanac reviews your registration within 24 hours
  6. On approval you receive a confirmation email and can create listings

Creating a listing

From your agent dashboard at /agent/dashboard, click Add Listing. Complete all required fields: title, property type, area, bedrooms, bathrooms, price, and description. Upload photos (max 20, first photo becomes primary). Submit for review. Urbanac admin reviews all listings before they go live — typically within 24 hours.

Subscription tiers

Basic: up to 10 active listings. Premium: up to 30 listings. Elite: unlimited listings. Subscriptions are monthly and paid via Paystack. Featured/Premium listing placement is available at additional cost per listing per month.

LASRERA compliance

All agents on Urbanac Properties are required to hold a valid LASRERA (Lagos State Real Estate Regulatory Authority) registration. Your LASRERA number is displayed on your agent profile and all your listings. Urbanac verifies LASRERA numbers during registration.

For Self-Listing Landlords

Self-listing vs managed

If Urbanac Associates manages your property, contact us directly — your property will be listed and managed through our professional service. If you own a property and want to list it yourself, register as a landlord to list independently and receive enquiries directly.

Registering as a landlord

  1. Go to /landlord/register
  2. Enter your full name, email, phone, and optional NIN/BVN reference
  3. Upload: Photo ID, selfie with ID, and proof of property ownership
  4. Urbanac verifies your identity and ownership documents
  5. On approval, pay the listing fee (₦15,000 per property) via Paystack
  6. Create and submit your listing for review

Receiving enquiries

Enquiries from your listings are sent directly to your registered email and WhatsApp. Urbanac does not forward or intercept enquiries on self-listed properties. You are responsible for conducting viewings, referencing, and tenancy agreements independently.

For Urbanac Admin

Accessing the admin portal

Go to /admin/login and sign in with your Urbanac PMS credentials. Only PMS users with the canManageListings permission can access the listings admin portal. Contact your superadmin to grant this permission.

Reviewing registrations

Admin → Registrations. All pending agent and landlord registrations appear here with their submitted KYC documents. Click Review to see full registration details. Check: photo ID matches selfie, LASRERA number is valid (check the LASRERA registry), business registration if provided. Approve or reject with a reason. Applicant receives email notification either way.

Approving listings

Admin → Listings → Pending Review tab. Check each listing for: accurate description, real photos (not watermarked or AI-generated), valid Lagos address, reasonable price. You can edit the listing before approving. Approve sends listing live immediately. Reject sends the agent/landlord a notification with your reason.

Premium listings

Any active listing can be set as Premium from the admin listings table. Premium listings display with a gold border and Featured badge, float to the top of search results, and appear in the homepage Featured Properties section. Set the duration in months — the system automatically removes premium status on expiry.

Publishing from PMS

In Urbanac PMS, open any Unit Detail page for a vacant unit. The Listings panel shows the current listing status. Click "Publish to Listings" to create a listing from the unit's data. Fill in the additional listing fields (description, photos, features). The listing goes to Submitted status and awaits your approval in the listings admin.

Platform configuration

Admin → Platform Config. Superadmin-only. Set listing fees, agent subscription prices, premium placement pricing, featured slot count, listing expiry days, and premium areas. Changes take effect immediately for new transactions.

Listing Guide

What makes a good listing

  • Clear, descriptive title — include bedrooms, type, and area
  • Accurate price — annual rent for Lagos residential is standard
  • Minimum 5 photos — first photo is the hero image shown in search
  • Full description — include nearby landmarks, access roads, amenities
  • Features — parking, generator, security, swimming pool, etc.
  • Availability date — when can a tenant move in

Photo guidelines

  • Landscape orientation (wider than tall) performs best
  • Natural daylight photos preferred
  • Include: living room, all bedrooms, kitchen, bathrooms, exterior, compound
  • No watermarks, logos, or text overlays
  • Max 20 photos per listing, max 10MB per photo

Lagos area guide

Premium areas command the highest rents: Banana Island, Ikoyi, Victoria Island, Oniru, Parkview Estate. Upper-mid tier: Lekki Phase 1, Lekki Phase 2, Ikeja GRA. Mid tier: Yaba, Surulere, Maryland, Gbagada, Magodo. Emerging: Ajah, Sangotedo, Chevron corridor.
